Cutzam 114 is a project inspired by volumetric shapes and landscaping, which integrates the house with the exterior space. Its strategic corner location offers the advantage of having a double facade to showcase the geometric forms that compose it.

The Country Club in Mérida was conceived as the most innovative and exclusive residential development in the Yucatán Peninsula. It spans a perimeter of 320 hectares and is distinguished by the fine architecture of its luxurious Clubhouse, a 5-hectare building that houses within its walls 5 restaurants and 5 bars, as well as courts, swimming pools, and a spectacular view of the El Jaguar golf course, designed by Jack Nicklaus and awarded international prizes and lakes.

**PRIVADA CUTZAM**

Located in one of the beautiful private areas of the Country Club, Cutzam is a project that houses 64 Residential Plus-type lots. Maintaining the urban image of the Yucatán Country Club, it features a majestic park, multipurpose courts, a walkway, and a green corridor, offering the most amenities for its residents.

**LANDSCAPE**
A signature landscaping project designed by local experts Arqtau, with a selection of vegetation aimed at reinforcing the architecture and creating zen spaces.

**PREMIUM FINISHES**
A selection of monochromatic finishes curated by the interior designers of the Caravatti group to achieve visual harmony both inside and outside.

**LIGHTING**
A lighting project curated by Lightstyle&co with the highest quality luminaires to highlight architectural details and create unique environments for the user.

**AUTOMATION**
Using Lutron's RadioRA3 automation control, the project seeks synergy with the lighting to achieve maximum 'comfort living.' Creating scenes, schedules, intensity configurations for on and off, and occupancy and vacancy sensors will allow the user to have simpler and more comfortable control of the lighting space. Additionally, circadian lighting with great benefits for quality of life is planned.

**AC FAN AND COIL**
The entire project is equipped with fan and coil air conditioners with aesthetic grilles that do not interfere with the design and interior decoration of the project. The concept adheres to the 'less is more' principle, with smooth ceilings and simple lines to avoid visual clutter.

A spacious kitchen designed down to the smallest detail to favor order and user practicality; equipped with premium-grade appliance brands such as Vintec, Smeg, and GE Profile.

The selection of materials and neutral tones for this kitchen, matching the project's level, consists of Aria White sintered stone in a natural finish, paired with light oak wood. The smoked glass provides the perfect contrast.

The island in the center of the kitchen features a suspended LED luminaire from the Flos brand. The spacious areas around it encourage socializing, allowing the space to integrate with the living-dining room if desired; or isolate it with a sliding wooden panel door for more privacy.

Adjacent to the kitchen, the living room is designed to offer optimal accommodation for all occasions, from enriching conversations in intimate seating areas to celebratory dinners. Distinctive furniture with lighting details takes center stage in the social area, with customized selections available to suit all budgets and tastes.

The dining room centers around a custom table made of natural wood and stone, seating eight people. Located in front of a custom wall-to-wall shelf for displaying decorative objects, the dining area is subtly lit by sculptural lamps that cast a flattering glow.

The ideal space for an afternoon with family or friends is a semi-covered area with a bar and an outdoor kitchen for barbecues. The garden design maintains the interior design concept, making you feel a zen atmosphere while enjoying the natural air and the sound of water from the infinity pool.

A palette of gray tones and brown details inspired the master bedroom, framed by a wooden panel headboard that provides texture to the room. The TV unit, with a wood finish, hides a sliding door that accesses the walk-in closet. The room is equipped with a king-size bed, designer lighting, a lounge area for movie evenings, and a terrace with a balcony to enjoy the sunsets.

From the master bedroom, there is direct access to a spacious walk-in closet with a wide range of options for displaying and storing clothes, shoes, and accessories, similar to a boutique, creatively meeting typical organizational needs. The walk-in closet expands its design potential with the introduction of an exclusive modular and composable drawer program, manufactured with the latest aluminum production technologies and equipped with Blum brand hardware, as well as integrated lighting systems. It is a modular and always custom solution designed to organize spaces.

An area not only intended for personal hygiene but a space with corners designed for user relaxation. It features an indoor and an outdoor shower to enjoy a moment of contact with the natural environment without sacrificing privacy. The vanity has double sinks and space for a dressing table, while the sauna adds a special touch to create a spa-like atmosphere.
