TERMS AND CONDITIONS OF APPLICATION IS SUBJECT TO CONTRACT

Before you move in
Holding Deposit 1 weeks' rent

Upon successful application of tenancy, this will form part of the security deposit

Security Deposit 5 weeks' rent*

Refundable payment that provides a landlord with security if you cause damage to a property, do not return it in its original condition, do not pay your rent or break the terms of your tenancy agreement.

*if the annual rental amount exceeds £50,000, the agent may request a 6 week deposit

During your tenancy
Other fees and charges
  • Loss of keys: Cost of replacement
  • Out of hours service: £50 incl. VAT per hour

Where actions of the tenant results in the agent (or nominated contractor) attending costs incurred the property, time to remedy the situation is charged at prevailing rate.

Changes to the tenancy agreement £50 incl. VAT will be charged to make any changes to the tenancy agreement once the tenancy has commenced. This includes but is not limited to; the addition of a pet, removing/changing a tenant & changing the internal/external decorations.
Unpaid direct debit or reversal of payment £50 incl. VAT per transaction
Debit and Credit Card Charges A Charge of 2.9% + £0.20 will be applied to each transaction made by overseas debit and credit card payments. A charge of 1.4% + £0.20 will be applied to each transaction made by UK debit and credit card payments.
Late Rental Payments A late payment of rent (where the payment has been outstanding for 14 days or more, interest can be charged at no more than 3% above the Bank of England's annual percentage rate for each day it is outstanding).

LANDLORD FEES

Letting service for duration of the tenancy

Let only service 10% excl. VAT

Includes:
  • finding and referencing of tenant(s)
  • collect and remit initial months rent received
  • agree collection of funds and payment setup
  • provide tenant with payment setup
  • deduct any pre-tenancy invoices
  • make any HMRC deductions and provide tenant with the NRL8 (if relevant)
  • the initial commission fee is charged as a percentage of the total rent value of the agreed term, as specified in the tenancy agreement
Letting and rent collection for the duration of the tenancy

Let with rent collection 12% excl. VAT

Includes:
  • finding and referencing of tenant
  • collect and remit initial months rent received
  • pursue rent collection and provide advice on rent arrears actions
  • agree collection of funds and payment setup
  • provide tenant with payment setup
  • deduct any pre-tenancy invoices
  • the initial commission fee is charged as a percentage of the total rent value of the agreed term, as specified in the tenancy agreement
Full Management Service for the duration of the tenancy

Full Management 18% excl. VAT

Includes:
  • Rent, service charge and insurance collection
  • Credit control and financial reporting
  • Landlord and tenant management
  • Site inspection
  • Repair, maintenance and improvement
  • Service charge management
  • Risk management
  • Sustainability
  • Pre-acquisition due diligence
  • NRL management
