The house has two floors: the main ground floor and the basement floor which, thanks to the external terracing, is at the same level as the swimming pool. The imposing staircase leads to the large main hall through very high French windows. The brightly-lit living room has a parquet floor set between the parts of mosaic of the original floor that were able to be salvaged. It has two comfortable sofas with smart satellite TV and a dining table in a corner. From the living room you go to a small dining room, with a table and a French window towards the back of the house, and to the fully-equipped kitchen. A double door separates the living area from the sleeping area which consists of a double bedroom with ensuite bathroom with shower, another double bedroom and a bathroom with tub. On the opposite side, a staircase leads down to the basement with a large room with original vaulted ceiling of the period with a double bed for two additional bed spaces. The washing machine and dryer are located in a closet in this room. At the end of this room a door leads to a hallway, with a French window at the end, a large walk-in closet on one side and a third double bedroom on the other. This room has an ensuite bathroom with shower and access to the outside, through a French window, just a few metres from the swimming pool.

The solarium area is equipped with umbrellas, sunbeds, tables and chairs for true relaxation by the pool. The pool is open from the last Saturday in April until the first Saturday in October.

The grand entrance and the imposing staircase lend a regal air to the house. Once inside, you are enveloped by the elegance of the furniture and made to feel welcome, almost never wanting to leave. The ceilings with Venetian stucco in the bedrooms, the parquet flooring that intersects with the original salvaged mosaic, the original vaulted ceilings in the basement, the lovely antiques, will all welcome you and cosset you with beauty in every corner of the house. The outdoor area is no less magnificent, with the terracing that blends the swimming pool and the hot tub in with the rest of the garden, enriched by a bar corner and relaxation areas that invite you to enjoy the property in all its aspects. The view will delight you with the intense blue of the sea of Circeo and the Pontine islands in the distance. And as if that were not enough, villa is also in an enviable position, perhaps one of the best in the whole of Circeo: it is located just a few metres from the beach and the port and a short distance from the borgo of San Felice Circeo, located on the mount of the same name, Monte Circeo.

Interior
The house has two floors: the main ground floor and the basement floor which, thanks to the external terracing, is at the same level as the swimming pool. The imposing staircase leads to the large main hall through very high French windows. The brightly-lit living room has a parquet floor set between the parts of mosaic of the original floor that were able to be salvaged. It has two comfortable sofas with smart satellite TV and a dining table in a corner. From the living room you go to a small dining room, with a table and a French window towards the back of the house, and to the fully-equipped kitchen. A double door separates the living area from the sleeping area which consists of a double bedroom with ensuite bathroom with shower, another double bedroom and a bathroom with tub. On the opposite side, a staircase leads down to the basement with a large room with original vaulted ceiling of the period with a double bed for two additional bed spaces. The washing machine and dryer are located in a closet in this room. At the end of this room a door leads to a hallway, with a French window at the end, a large walk-in closet on one side and a third double bedroom on the other. This room has an ensuite bathroom with shower and access to the outside, through a French window, just a few metres from the swimming pool.

The 700 sq m fenced area around the house is mostly paved, with a small area of lawn. Bougainvillea, olive trees, aromatic herbs, succulents and a wide selection of tropical plants are perfectly integrated in the various terraces connected by elegant stairs, contributing to making this property an oasis of peace and tranquillity. Big and small tables, chairs and sofas of various shapes and sizes and made of diverse materials, from natural stone to elegant wicker, and provided with comfortable and elegant cushions, invite you to relax, to enjoy the view of the sea, to sip an apéritif and to take a refreshing dip in the infinity pool or in the hot tub. Large umbrellas provide shelter from the sun, assisted by the sea breeze that enlivens afternoons and evenings in the open air.
Swimming Pool
The panoramic infinity pool, located a few metres from the house, is reached down a flight of stairs or directly from the French window of the basement bedroom. Rectangular with salt purification, it measures 5 x 8 m with the depth ranging from the few centimetres of the little beach to 2.40 m. It is accessed via Roman steps or from the beach. The solarium area is equipped with umbrellas, sunbeds, tables and chairs for true relaxation by the pool. The pool is open from the last Saturday in April until the first Saturday in October.

The promontory of Circeo stands out imposingly on the horizon like an enchanted island and, in fact, in ancient times it was probably surrounded by the sea on all four sides. According to some, the Circeo corresponds to the Eea island mentioned in Homer's Odyssey and the particular profile of the mountain is similar to that of a woman lying down, Circe, to be precise. According to legend, the sorceress Circe had her home on the highest peak of Mount Circeo, the Picco di Circe, where the remains of the temple of Circe were found. The borgo of San Felice Circeo is still enclosed within its ancient walls. It is one of many classic seaside towns with amazing little alleys between white houses and with breathtaking views. Among the streets of San Felice Circeo lingers a scent of mystery, of myth and legend, which cannot help but remind us of Ulysses. Legend has it that right here, in this land, Ulysses was seduced by the sorceress Circe who enjoyed casting spells. The Promontory of Monte Circeo is the most incredible pearl of the Circeo National Park which also includes the island of Zannone and the coastal lakes of Fogliano, Paola, Caprolace and Monaci, with remains of Roman villas and spas. Among the most beautiful trekking trails in the Circeo National Park are those that lead to the Picco di Circe. It is the highest peak of Monte Circeo, with the remains of a temple dedicated to Venus (according to some) or to Circe. The view is spectacular and the two paths leading to it are no exception. The grottos of Circeo can be reached by sea or along marked and simple trekking trails. The Blue Grotto at low tide turns a fluorescent blue and can be reached by swimming 50 m from the Grotto of Goats. The latter, together with the grottos of Fossellone and Impiso, can be reached by land. The Guattari Grotto, where the famous Neanderthal skull was found, is located a few hundred metres from the villa. The Lighthouse, Punta Rossa and the Batterie are other places of incredible beauty and easily accessible. In the historic town centre of San Felice Circeo is a tiny cinema dedicated to Anna Magnani who loved Circeo and is buried here. And if Circeo were not enough, from here you can easily reach the beach of Torre Paola, right under Monte Circeo and the extreme point of the long and beautiful dune coastline of Sabaudia, Terracina with its intricate historic town centre and the Roman Temple of Giove Anxur which dominates the Pontine Plain and Circeo from above, Sperlonga with its beaches and its magnificent borgo of little white houses, Gaeta, Latina, Frosinone and all of Ciociaria up to Rome which is about 100 km away. The Pontine Islands can be reached by numerous ferries, hydrofoils and private boats that depart from the ports of Terracina and Formia.
