Interior

The house has two floors with independent entrances connected by internal and external stairs, both in terracotta and stone. On the ground floor, the entrance opens into a hallway onto which open a double bedroom, a bathroom with shower and the laundry room. The hallway leads on to the sitting room with fireplace, connected to the veranda and with exit to the pergola used as an outdoor dining and living area. The sitting room communicates with the dining room which also has direct exit to the pergola and communicates with the well-equipped kitchen with exit to the garden on the parking side. On two sides of the veranda are French windows that open onto the terrace with pergola and into the garden behind the house. The first floor consists of a double bedroom with ensuite bathroom with tub and a double bedroom with adjacent bathroom with tub.

Park

The park of villa extends over a hectare of unfenced terrain. The part surrounding the house is cultivated with mixed lawn with the presence of olive and oak trees to ensure pleasant shaded areas; the summer air is fragrant with oleanders, helichrysum, photinias, broom, rosemary and laurel. In the sloping part of the terrain are cypresses and shrubs typical of the Maremma area. The wisteria and rose-covered wooden pergola, connected to the house with direct access from the sitting room, the dining room and the veranda, is used as an outdoor dining and living area; it is located on the panoramic terrace paved in natural stone that projects over the panoramic swimming pool into the surrounding vineyards and hills. The terrace is equipped with a dining table, barbecue, wood oven, armchairs, furnishings and relaxation corners, ideal for dining outdoors and for enjoying relaxing apéritifs while admiring the sunset over the surrounding Tuscan hills. The property is accessed via a manually-opening entrance gate that opens onto a gravel drive leading to a carport for two cars and an uncovered area for a further two cars.

Swimming Pool

The swimming pool of villa, 15 m from the house. Is located on the same level as the ground floor, just a step away from the terrace with the pergola set up as a dining and living area. Rectangular and measuring 10 x 3 m with a constant depth of 1,50 m, the pool is lined in grey PVC and has chlorine and salt purification and 4 corner steps for access to the water. The pool is inspired by the Maremma drinking troughs with exposed Barberino rock and with the edge in polished stone. The solarium in untreated natural teak runs along the panoramic side and is equipped with sunbeds, deck chairs and an umbrella. Stretches of mixed lawn, shrubs and evergreen bushes flank the panoramic pool overlooking the countryside below with the Tuscan hills as a backdrop. The south-facing pool, not equipped with lighting, is available to guests from the last Saturday in April to the first Saturday in October.

The villa is located in Manciano, in the Tuscan Maremma. It is an excellent starting point for getting to know the delightful towns of Orbetello, Montemerano, Sovana, Sorano and Pitigliano. The sea is easily accessible: Monte Argentario, with Porto Ercole and its beautiful Feniglia beach, as well as Porto Santo Stefano, is about an hour away by car. From Porto Santo Stefano ferries and private charters depart daily to visit two of the most enchanting islands of the Tuscan Archipelago: Giglio, with coves and beaches of crystal clear water, and Giannutri, wild and walkable only. Continuing along this stretch of Tuscan coast, considered a paradise even for those who dive, are well-known seaside resorts such as Capalbio, Ansedonia and Talamone, as well as the WWF oasis of Burano which, with its 410 hectares, its lake and the protected species that inhabit it, is still a wild place to visit. Lake Bolsena is also easily accessible: it is the largest lake in Europe of volcanic origin, renowned for its enchanting towns, borghi and landscapes.
