Description

Development Opportunity.

The site lies on the edge of the Bemerton Estate, on the site of an old public house. It is an area of rapid development with a number of new residential schemes both public and private.

Surrounding buildings range from 4 to 10 storey in height. The Bemerton Estate to the east is council owned and the new development St. William’s Court directly to the west is privately owned.

Planning permission was granted for a building on this site in February 2002 (REF: P011575).
However, for various reasons, the building was not built in accordance with the approved plans. The previous building has been demolished. A new planning application will need to be sought.

The full planning history is available on Islington Council’s website.

Demolition of existing building with a replacement 5 storey, plus basement residential block comprising of 13 self-contained units (5 x 1 bed, 2 x 3 bed and 3 x2 bed, 3 x studios) and associated landscaping.

1. Vehicular and Transport Links

The site has easy access by public transport, foot, bicycles and cars.
The vehicular access is from Caledonian Road (A5203). There is on-street car parking on Pembroke Street. No Car parking spaces have been designed as part of the application. The proposal is a car-free development, because of the easy access to the public transport.
Overground– to the north of the site, approximately 5 mins walking distance, there is the Caledonian Road, Barnsbury Station connecting to London Overground network and National Rail Network.
Underground – to the south and north – east of the site, approximately 10 and 15mins walking distance, there are two Underground stations: King’s Cross Station and Highbury/Islington Station.
Rail – The Caledonian Road, Barnsbury and King’s Cross Stations also connect to the National Rail Network.
Bus – the bus routes run along York Way and Caledonian Road. The nearest bus stop is approximately 5 mins away.
Bicycle – there is a cycling route along the canal.
