This Gramercy Park home comes with a rare New York perk: coveted keys to the neighborhood’s famed private park.

The third-floor co-op, at 39 Gramercy Park North, is asking $2.59 million. The seller is conceptual artist Jennifer Rubell, known for a 2019 participatory performance piece titled “Ivanka Vacuuming.”

Rubell is also the niece of the late Studio 54 co-owner Steve Rubell and the daughter of art collectors Donald and Mera Rubell of Miami’s Rubell Museum. (They started collecting art in 1965 on a budget of $25 a week when Mera was a teacher and Donald was in medical school. In fact, Donald’s medical office was on the ground floor of 39 Gramercy Park North; he sold it in 2019 for $1.85 million.)

The three-bedroom residence — a combo of two units — comes with four baths, a home office and a balcony overlooking 21st Street and Gramercy Park. The home, which was recently renovated, opens to a foyer that leads to a sun-filled living room. There’s also an eat-in chef’s kitchen/dining area with views of park, as well. The main bedroom comes with a spa-like bath.

Building amenities include a doorman, a resident manager, a laundry room, bike storage and a basement.

In March, Rubell bought an Upper East Side co-op for $5.7 million, as Gimme Shelter previously reported. The full-floor, four-bedroom, four-bath unit on East 79th Street was formerly the home of the late author and New Yorker columnist Ved Mehta and his widow, Linn Cary Mehta.

Last year, Rubell also sold her Sands Point, Long Island home, designed by modernist architect Myron Goldfinger, for $3.6 million — its full asking price.

The listing broker for the Gramercy Park North co-op is Tamir Shemesh of Nest Seekers International.
