Priciest, cheapest units to hit the market

A duplex co-op inside the River House is the priciest listing to hit the Manhattan market this week, according to Streeteasy.com. Caroline Guthrie of Brown Harris Stevens has the listing for the five-bedroom, 6.5-bathroom home, which is located at 435 East 52nd Street with an asking price of $25.5 million. The home boasts a private elevator landing, a living room with a wood-burning fireplace and a Billy Baldwin-designed library. This is the first time in nearly 50 years that the apartment is available for sale, the listing says.

The next priciest listing this week is for a duplex penthouse condominium unit at the Whitman, which comes with a $22.5 million ask. As The Real Deal reported, Douglas Elliman celebrated the launch of sales at the Whitman, located at 21 East 26th Street, this week. Elliman’s Melanie Lazenby and Dina Lewis have the listing for the 6,540-square-foot home, which has four bedrooms and 6.5 bathrooms. Special amenities include four terraces and 11-foot ceilings on both levels.

Caroline Grane at Nest Seekers International has the next priciest listing, which is for a single-family townhouse at 178 East 75th Street on the Upper East Side. The five-bedroom, five-bathroom home measures 6,000 square feet and is six stories high. The home was renovated in 2007 and features an elevator and a 1,050-square-foot roof deck. The asking price is $19 million.

Head uptown to Inwood, where Adrian Thompkins and Shebrelle Hunter Green of Halstead Property have the week’s cheapest listing. Located at 571 Academy Street, this studio condo unit measures 789 square feet. The asking price is $233,000.

The week’s next cheapest listing is located in Yorkville, specifically 203 East 89th Street. Charlton Cini at Rutenberg Realty has the listing for this co-op home, which has a $235,000 ask. The renovated home comes with oak hardwood flooring and new appliances and fixtures, according to the listing.

A bit farther downtown, Ronald Webster and Zachary Gumpel of Tudor Realty have the next cheapest listing this week. Located at 5 Tudor City Place between East 40th and East 41st streets in Murray Hill, this 300-square-foot studio co-op has an asking price of $242,000. –Zachary Kussin
