A French Renaissance mansion on the Upper West Side – originally listed for $40 million in 2012 – is now being offered for $30 million.
The Kleeberg Residence, a 37-foot wide limestone at 3 Riverside Drive, was most recently listed at a knock-down price of $36 million by Carol Friedman of Nest Seekers International, who obtained the listing this summer. The current price reduction, she said, reflects the owner’s strong motivation to sell.
“While we felt ($36 million) was worth it, we felt the price was a little high,” she said. “This is saying to the market, ‘I’m a serious seller.’"
Designed by Harvey Murdock, the mansion is owned by Regina Kislin, a real estate developer, who paid less than $10 million for the house in 1995, The Real Deal previously reported.
Totaling 11,000 square feet, the five-story home has 18 rooms, four terraces, six bedrooms, eight and one-half baths and nine gas fireplaces. The property also has a pool, full gym, radiant heat in the bathrooms and motion detector lighting.
Friedman said Kislin “spared no expense” restoring the home over the course of the past 18 years, including updating the plumbing and electrical systems. “The home is very special,” she said, detailing hand moldings and painstaking restoration of hand moldings, mahogany floors and chandeliers from the 1920s.
The house first hit the market in 2012. David Weiss and Patricia Vance of Douglas Elliman had the listing. For a time, the house was also for rent, asking $60,000.
