Interior

The villa has two floors with the main entrance located in the area in front of the courtyard leading to the swimming pool. Past the elegant entrance we find the hall with the stairs for the first floor, on the left a door leads to the large living room with comfortable seating and TV area with an antique stone fireplace (in use on request only for the winter months) with air conditioning and the large dining room located in the lemon house with arched windows and french doors leading to the outdoor living and to the porch with the dining area. To the right of the entrance we find the fully-equipped kitchen and a small corridor leading to a guest bathroom, a small study and the entrance to the suite with double bedroom with access to the garden, a room with a French sofa bed and a bathroom with shower. A traditional stone staircase leads up to the first floor with the sleeping area: 2 double bedrooms with ensuite bathrooms And one triple with en suite bathroom.

Park

Villa il Magnifico is surrounded by a beautiful garden, embellished with large lawn areas and bordered by hedges to protect your privacy, all surrounded by vast expanses of cultivated meadows and olive groves that will frame your unforgettable holidays. In the large garden you will be greeted by an explosion of colourful flowers, lemons typical of the area and a corner dedicated to herbs that you can use to create the typical dishes of Tuscan cuisine. Under the portico next to the kitchen, with a view of the castle of Sammezzano, is a large table for outdoor dining next to a well-equipped BBQ. In the area in front of the entrance is a shady living area equipped with comfortable seating with a panoramic view over the green Tuscan hills. The laundry is near the kitchen, with access from outside.

Swimming Pool

The swimming pool, located in the upper part of the property, is fenced with hedges of Photinia to guarantee your privacy. It is about 30 metres from the house and can be reached via a flight of steps starting from the courtyard in front of the main entrance. The rectangular pool, measuring 5 x 10 m with a constant depth of 1.40 m, is lined in light cream-coloured PVC and has Roman steps for access to the water and both internal and external lighting. The swimming pool is equipped with a large stone solarium, shaded by large umbrellas, with cosy sunbeds and tables. Below the pool is a small annex with bathroom with shower and changing room. The pool is open from the last Saturday in April until the first Saturday in October.

The villa is located in a perfect geographical position, thanks to which connections to numerous places of interest, historical, artistic and gastronomic, are ensured by an excellent road and motorway network. The villa is easily reachable from the airports of the region, that of Florence is about 52 km away and that of Pisa 116 km away, and is also well connected to the railway station of Figline Valdarno, on the Rome-Florence line. The A1 motorway with the Incisa-Reggello exit is just 5 km away. Within a couple of kilometres are small towns, as a reference point for shopping. The largest is Figline e Incisa Valdarno, about 11 km away, located in the eastern part of the province of Florence, which is about 35 km away. The town extends over an area that skims the Arno valley and then continues up the slopes of the Pratomagno ridge. Beyond the valley crossed by the river Arno are the Chianti hills that separate the Valdarno area from the province of Siena. Below, the renowned balze (rocky erosions formed after the drying up of a large lake that covered the Arno valley) flank cultivated areas with little towns. The hilly strip, cultivated in terraces, is crossed by the Setteponti road, the old road between Arezzo and Vallombrosa, along which wind numerous CAI paths, allowing you to explore the whole area of the balze on foot or by mountain bike, studded with many rural buildings and Romanesque churches. The area is particularly rich in nature reserves, including the Protected Natural Area of local interest, the Forest of Sant'Antonio, a green lung of particular importance for the variety of botanical species and native fauna and the famous Vallombrosa Forest (with relative Abbey), a biogenetic nature reserve, rich in conifer woods, with an experimental arboretum made up of 3200 specimens of 1200 different species from all over the world. The park is full of streams and springs and numerous hiking trails and marked naturalistic itineraries, which can be travelled by mountain bike or on foot. Finally, the famous designer outlet The Mall is located just two kilometres from the property, while the Prada outlet can be reached in less than half an hour.
