A staircase in the entrance hall leads to the upper floor with two twin bedrooms with joinable beds (one of which in the loft), served by a bathroom with shower, a double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds, walk-in wardrobe and ensuite bathroom with tub and, lastly, a suite with sitting area, double bedroom and ensuite bathroom with tub.

Adjacent to the villa is a beautiful well-kept park of 500 sq m. A row of cypresses borders the dirt drive that leads to the partially covered parking area and then continues up to the entrance to the villa, also easily reached from the parking area via a flight of stone steps. The garden is covered by natural grass and enriched by dense bushes and trees such as holm oaks, oaks, olives and myrtle providing many shady areas, especially in the part behind the villa, set up with comfortable wooden benches where guests can enjoy the fresh air and just relax. Furthermore, throughout the garden are herbs such as rosemary and sage, the typical flavours of Tuscany that you can use to make your dishes tastier. The swimming pool is located in the area of the garden in front of the property, at a lower level than the villa and reached along a path across the lawn. Rectangular with a stone border, it measures 13 x 6 m with the depth varying from 1.5 to 3 m and has salt purification, internal lighting and Roman steps for access to the water. The surrounding solarium, with an area of 100 sq m in terracotta and 200 sq m in lawn bordering the woods, is equipped with umbrellas and sunbeds to offer maximum comfort to guests. In the pool area, surrounded by a rich vegetation of olives, holm oaks and laurel, are two changing rooms and a cold-water shower. The salt-purified pool is open from the last Saturday of April until the first Saturday of October.

The Val di Cecina is located in the extreme south of the province of Pisa and takes its name from the river of the same name that crosses this hilly area between the province of Siena and the Livorno coast. In the borgo of Montegemoli you will find the restaurant, Osteria dell'Ultimo Carbonaio, where you can sample traditional Tuscan dishes. The main places where you can find all services are Pomarance and Saline di Volterra, ten minutes from the villa. Pomarance has ancient origins, prior to the year 1000, and still conserves the structure of a medieval castle with walls and access gates. Particularly evocative is the view over the caves, a landslide phenomenon similar to the Balze Volterra which, over the centuries, has engulfed the oldest buildings. At Saline di Volterra it is possible to visit the salt extraction plant. The Volterra salt extracted here is considered the purest in Italy. Very interesting is the so-called Valle del Diavolo (Devil's Valley), in Larderello, so called due to the boraciferous geysers and the natural geothermal manifestations from which geothermal energy is extracted. The puffs, whose emissions can reach a temperature of 130-160°C, may seem threatening but, in reality, they represent a geothermal activity that has been going on for millions of years and will continue for a very long time to come. It seems that Dante was aware of the geothermal phenomena of this area which inspired the landscapes he described in Hell. Nature enthusiasts can explore the Berignone nature reserve, immersing themselves in the hills and woods. The forest is a sort of large wooded island, immersed in a sea of fields. Intact, it contains rich flora and varied fauna of wild animals such as wolves, fallow deer, roe deer, wild boars and birds of prey.

The area around the villa covers 1200 hectares of land covered with woods where you can enjoy long relaxing walks in peace and tranquillity. Adjacent to the villa is a beautiful well-kept park of 500 sq m. A row of cypresses borders the dirt drive that leads to the partially covered parking area and then continues up to the entrance to the villa, also easily reached from the parking area via a flight of stone steps. The garden is covered by natural grass and enriched by dense bushes and trees such as holm oaks, oaks, olives and myrtle providing many shady areas, especially in the part behind the villa, set up with comfortable wooden benches where guests can enjoy the fresh air and just relax. Furthermore, throughout the garden are herbs such as rosemary and sage, the typical flavours of Tuscany that you can use to make your dishes tastier. On the covered, tiled patio is the outdoor dining area, connected to the dining room inside the villa.
Swimming Pool
The swimming pool is located in the area of the garden in front of the property, at a lower level than the villa and reached along a path across the lawn. Rectangular with a stone border, it measures 13 x 6 m with the depth varying from 1.5 to 3 m and has salt purification, internal lighting and Roman steps for access to the water. The surrounding solarium, with an area of 100 sq m in terracotta and 200 sq m in lawn bordering the woods, is equipped with umbrellas and sunbeds to offer maximum comfort to guests. In the pool area, surrounded by a rich vegetation of olives, holm oaks and laurel, are two changing rooms and a cold-water shower. The salt-purified pool is open from the last Saturday of April until the first Saturday of October.

The Val di Cecina is located in the extreme south of the province of Pisa and takes its name from the river of the same name that crosses this hilly area between the province of Siena and the Livorno coast. A short distance from the villa is Montegemoli, a small oval-shaped borgo which still retains the old defensive structure of the original medieval castle, of which, however, very few traces remain, with the exception of the fortress. The castle was built in the 14th century to defend the moie, the underground veins of salt water from which salt was extracted by means of evaporation. The moie represented the wealth of these territories, already known by the Etruscans and Romans. The castle, therefore, was built to defend this rich "treasure". The borgo is also renowned for the bread of Montegemoli, a traditional Tuscan food. It is also said that Montegemoli was the birthplace of Bella degli Abati, mother of the renowned poet Dante Alighieri. In the borgo of Montegemoli you will find the restaurant, Osteria dell'Ultimo Carbonaio, where you can sample traditional Tuscan dishes. The main places where you can find all services are Pomarance and Saline di Volterra, ten minutes from the villa. Pomarance has ancient origins, prior to the year 1000, and still conserves the structure of a medieval castle with walls and access gates. Particularly evocative is the view over the caves, a landslide phenomenon similar to the Balze Volterra which, over the centuries, has engulfed the oldest buildings. At Saline di Volterra it is possible to visit the salt extraction plant. The Volterra salt extracted here is considered the purest in Italy. Very interesting is the so-called Valle del Diavolo (Devil's Valley), in Larderello, so called due to the boraciferous geysers and the natural geothermal manifestations from which geothermal energy is extracted. The puffs, whose emissions can reach a temperature of 130-160°C, may seem threatening but, in reality, they represent a geothermal activity that has been going on for millions of years and will continue for a very long time to come. It seems that Dante was aware of the geothermal phenomena of this area which inspired the landscapes he described in Hell. Nature enthusiasts can explore the Berignone nature reserve, immersing themselves in the hills and woods. The forest is a sort of large wooded island, immersed in a sea of fields. Intact, it contains rich flora and varied fauna of wild animals such as wolves, fallow deer, roe deer, wild boars and birds of prey.
