The purpose of this letter is ot recommend Denise Borzillo and Suzanne Tipple, a team of real estate agents representing NestSeekers International. Prior to my initial interview with Denise and Suzanne, I had never met them and knew nothing about them, other than that they lived where Ido, ni Jonathan's Landing, Jupiter, Florida, a residential commu- nity with more than 1,200 homes. At our first meeting, Irecognized that they were charm- ing, professional, and experienced, and Iknew almost immediately that Iwanted to do business with them. After spending considerable time walking through my condominium and around the property surrounding it, Denise and Suzanne left to perform their market research and request pricing input from their broker.
And Here Comes the Great Part! The following day they returned, recommending a listing price somewhat higher than Iexpected, discussed their reasoning for the recommenda- tion, and told me what we (the two of them, my family members, and me) needed to do, from a staging standpoint, in order to maximize the interest of prospective purchasers. Less than five (5) days later we had our first (1st) showing, and the following day we went to contract with that party at ninety-nine percent (99.0%) of the listing price, and a late June closing date. Icouldn't be more thrilled!
How didDenise andSuzannemakethishappen? First, their pricing research was exten- sive, focused on the unique features of my property, and was apparently "spot on." The buyers had been looking at other lower-priced condominiums in Jonathan's Landing. Denise and Suzanne also arranged for an MLS "coming soon" ad to appear the same day that we signed the listing agreement. Second, their detailed plans for staging the interior of the property were extensive, and they made their expectations of me and my family members very explicit. Third, Denise and Suzanne personally and physically assumed 100% of the responsibility for staging the grounds surrounding the condo, and this in- volved untold hours and energy of the real estate pair. I have never experienced, nor did I ever expect, real estate listing agents physically laboring to help get a property sold! And as additional personal involvement in the interior staging, Denise and Suzanne super- vised and coached my daughter (who did 90% of the grunt work) in the details of the ex- tensive makeover of my home. Finally, they arrived more than several hours before the first showing and put their finishing touches on the interior and exterior makeover.
